The short details of the below mentioned scheduled property.  It is under Ramna Police Station under Dhaka Collectory Mowza, Towjee no.-5237 B-1, C,S Khatian no.-16837, C,S Plot no.-9 (nine), 11 (eleven), J L no.-4, Mowza-Ramna, S.A Sit no.-1, S,A Khatian-11 (eleven), S.A plot no.-14 (fourteen) and 15 (fifteen), R,S Khatian-188 and 190, R,S Plot no.-19,34 and 35 and there are total 26.95 (twenty six point nine five) kathas or  total 0.4447 acre of land.  Among the land, the land owner 4 (A) has purchased the land 0.2192 acre through registered sale deed no.-9271 dated: 04/9/1986 from “The Khawja Alimullah Wakf Estate as well as Motowalli/Nawabjada Abdul Gani S/O. Late Nawab Khawja Habibullah Bahadur by taking sale permission no.-EC 411-A, dated: 01/10/1985.

And he purchased the property of 0.0247 acre of land to the minor- Khawza Shobhan Kadir (Kabir) son of Father: Late Khawza Humayan Kadir through the registering an absolute sale deed no.-1689 on the date of 17/6/1999. Then the minor appointed his attorney to his mother namely Mrs. Salma Humayan Kadir wife of Late Khawza Humayan Kadir through the case no.-22/99 on the date of 6/5/1999 and according to the order of Family Court (3rd Assistant Judge Court, Dhaka) and hereby she became the owner of the said land according to the purchase. The owner of the land-4(B) became owner of the scheduled land of 0.2192 acre through registering an absolute sale deed no.-1053 on the date of 19/04/1990 from S.M Azgar son of Alhaj Noor Islam. Being owner of the scheduled land he filed the separation and mutation case no.-1661/2005, date: 29/06/2005 in Assistant Commissioner (Land), Kotoali Circle, Local Office of Bangladesh Government. When he was enjoying the land through paying the government rent and tax, he appointed me “deed giver” as his attorney through registering the irrevocable power of attorney deed no.-2208 on the date of 03-05-2006/04-05-2006 and he has been enjoying the scheduled land  after starting the work in this land to construct a 9 storied building  according to the  memo no.-RAJUK-NAA-3C-412/06/600 Establishment, date: 28/09/2006.

 

At present being needed the cash money due to legal purpose I “deed giver” have been willing to sell the below mentioned scheduled property.  An apartment no.-6/G (size: 1520 square feet, in the west-north side situated in the 6th floor) including the car parking space, living room, three bed rooms, fourth bath rooms, a dining room, gas, water and electric line, sewerage line, lift, stair, common corridor, roof and others common facilities where Value of the flat:  Tk.9,90,000/-, Land Value: Tk.19,60,000/-  among 58 (fifty eight) ajutangsha of land and total value is  Tk.29,50,000/- (Twenty nine lac and fifty thousand taka).

From this date, you “deed receiver” have been owner of the scheduled land according to purchase and being owner of the scheduled property you “deed receiver’ can issue your name in replace of my name and you can pay government rent and tax and can submit cheque and by this, you “deed receiver” can donate, can sell, can give heba and can mortgage and can transfer and can exchange the property to others and cutting soil from the scheduled land. By this, you and your all kinds of successors can enjoy the property forever and can enjoy the property peacefully. In this matter I “deed donor” and any of my successors can not make any complain or can not make any objection and can not make any claim. If any kinds of such claim are made by me or by any of my successor it will be rejected and unaccepted in the all courts.

 

The deed giver hereby is promising that the deed giver will be liable to hand over the land physically  after measurement the land before execution and registration of the absolute sale deed. If any kind of  question is raised about the ownership of the land or property in the future, the deed giver will be liable to make size of the land again.

 

Whereas,  if any kind of false or dishonesty is happened about the possession of the transferred property and for this the deed receiver falls into trouble, the deed giver will be liable to pay the compensation and will be convicted according to the law.
