7.       At least 25 years consecutive description of the transferred land: (the description of the deed of the earnest money when it will be applicable) and the purpose of the transfer, the possession of the property, isment ownership and any mentionable opinion of the transfer (if any): Remembering the name of Allah, it is being started to describe this absolute sale deed according to the law.

As the below mentioned schedule property was purchased by S.A Khalek through registering an absolute sale deed no.-1138 on the date of 26/01/1967 in Dhaka Sadar Sub-Registry Office  from  A.F.M  Abdul Halim son of Late S.A  Rahim of 68 no. Nabadip Bashak Lane. Then he purchased some land from  Sree Suk Mohon Rishi son of  Late Surjo Mohon Rishi Das of  Baganbari South Rishipara in Mirpur, P.S.-Mirpur, district: Dhaka through registering an absolute sale deed no.-7190, date: 13/03/1974 in Dhaka Sadar Sub-Registry Office. Purchasing the said land he recorded his name correctly on the property. Then he took the approval of the design for construction the 4 buildings based on 6 storied through the memo no.-RAJUK/NAS/3C-526/01/688, Establishment on the date of 22/07/2001 from RAJUk. Then he appointed  S.A Khalek Property Development Limited, its chairman- Soyed Omor Faruk and its managing director namely Soyed Abu Bakar Siddique  through registering a power of attorney deed no.-2702, date: 05/04/2007 in Mirpur Sub-Registry Office.

Then S.A Khalek Property Development Limited, its chairman- Soyed Omor Faruk and its managing director namely Soyed Abu Bakar Siddique was observing and maintaining the property, they handed over the schedule property to me “deed donor” through registering an absolute sale deed no.-4064 on the date of 27/4/2009 in Mirpur Sub-Registry Office.

Then when I ‘deed donor” became the owner of the schedule property according to the purchase, I filed the mutation and separation case no.-4100/09-10 on the date of 31/12/2009 in Assistant Commissioner (Land), Mirpur. In this way, I separated and mutated my name in the jot no.-38/9 and paying the government rent and tax in the said jot, I have been enjoying the land peacefully and without any objection of others.

Purpose of the transfer and possession of the property: At present being needed the cash money for the family purpose I “deed donor” has proposed to sell the schedule property “Flat no.-4-B, area: 1510 (one thousand five hundred and ten) including 200 (two hundred) square feet car parking space  and including the original flat size-1310 (one thousand three hundred and ten) square feet  in the north-west side in the 3rd floor  of the six storied building no.-2 which has been constructed on 0.4615 kathas or 0.7615 decimal of land”. Getting my proposal you “deed receiver have been agreed to purchase the scheduled land. Discussing about the market value of the said land with you, both of us have decided that the highest market value of the said land will be applicable.  Taking the money from you “deed receiver” I “deed donor” have sold the property to you “deed receiver” by the absolute sale deed and handing over the possession of the said land to you ‘deed receiver”. I and my all successors have left all kinds of ownership from the land forever. From this date, you “deed receiver” have been owner of the scheduled land according to purchase and being owner of the scheduled property you “deed receiver’ can issue your name in replace of my name and you can pay government rent and tax and can submit cheque and by this, you “deed receiver” can donate, can sell, can give heba and can mortgage and can transfer and can exchange the property to others and cutting soil from the scheduled land. By this, you and your all kinds of successors can enjoy the property forever and can enjoy the property peacefully. In this matter I “deed donor” and any of my successors can not make any complain or can not make any objection and can not make any claim. If any kinds of such claim are made by me or by any of my successor it will be rejected and unaccepted in the all courts.

If there is any isment:  Lobby, corridor, palace, stair, water reservoir, overhead, water tank, sewerage,  motor, generator and servants room, intercom, security management, boundary, gate and others common space etc.

The interest, possession of the transferred land: In this circumstance, if any kind of dishonesty is revealed in future about the schedule described property and any kind of damage is happened in the ownership of the schedule property and the property is possessed by the others persons and we “deed donors” will be convicted by law. We “deed donors” shall be liable to give the sold value of the property including court expense . If any kind of error in the absolute sale deed is revealed in future, the deed will not be rejected or will not be abolished. Rather, if it is needed, my successors and I shall remain liable to execute and to register a new rectified deed under my responsibility.  The new rectified deed will be deemed as a part of the original deed and the absolute sale deed will be acceptable in the all time.
