It is being started to describe this absolute sale deed remembering the name of Allah. As I “deed donor” have got the allotment of the schedule mentioned property from Capital Development Authority (RAJUK) and I have paid the all installments,  RAJUK  has registered the lease deed no.-2312, page no.-162 to 174, volume no.-56, book no.-1, date: 19/06/1982 & 21/06/1982 in Gulshan Sub-Registry Office on the favor of me.  In this condition, when I became the owner of the scheduled land, I have recorded my name on the land  in Dhaka City Survey and I also filed the separation and mutation case no.-24530/93-94, date: 25/06/1994 in Assistant Commissioner (Land), Tejgaon Circle and paying the rent and tax on the land in the jot no.-187/15 and submitting the cheque I have constructed the 6 (six) storied of land according to the approved plan authorized by the memo no.-RAJUK/NThaTha-2/R, 3C-5063/06/1948, Establishment, Date: 12/06/2007 from RAJUK.

At present being needed the cash money, I have declared to sell the flat no.-3 (size: 1666 square feet, 2nd floor including the car parking in the ground floor of the 6 storied building as well as the undivided and unmarked land of 0084.066 (eighty four point zero six six) ajutangsha  and a car parking space in the ground floor).

Knowing this information from the deed donor the Deed Receiver has exposed to sell the property by the Value: 33,85,000/- (thirty three lac and eighty five thousand). As the said value was the highest market value, I have taken the permission from RAJUK through the memo no.-RAJUK/Estate/Uttara/5623, establishment. Taking the money of Tk. 33,85,00/- (thirty three lac and eighty five thousand) from you “deed receiver” I have sold the property to you by absolute sale deed. From this date, you “deed receiver” have been owner of the scheduled land according to purchase and being owner of the scheduled property you “deed receiver’ can issue your name in replace of my name and you can pay government rent and tax and can submit cheque and by this, you “deed receiver” can donate, can sell, can give heba and can mortgage and can transfer and can exchange the property to others and cutting soil from the scheduled land. By this, you and your all kinds of successors can enjoy the property forever and can enjoy the property peacefully. In this matter I “deed donor” and any of my successors can not make any complain or can not make any objection and can not make any claim. If any kinds of such claim are made by me or by any of my successor it will be rejected and unaccepted in the all courts.

It is being mentioned that I “deed donor” have not sold the below mentioned scheduled property even before, can not transfer, can not donate, can not mortgage and can not make any agreement with others by writing or by verbal. I can not mortgage the property to others or to any bank and I can not make any earnest money deed with others and the scheduled property has not been made auction and has not been forfeited.  If any kind of error in the absolute sale deed is revealed in future and any kind of dishonesty is revealed in future, I “attorney” and my all kinds of replaced successors will be liable for this and it will be also liable to refund your purchased value including the compensation. If it is not given the share of you on the property, you can take the lawful step. I have sold the property to you without any kind of erroneous and mistake through this absolute sale deed.

If the deed receiver face to any loss due to secrecy of any information and true or any kind of false word is revealed about the transferred land, possession of the property, I shall liable  to give the compensation and I shall be convicted according to law.

If any kind of mistaking is revealed in the plot no., khatian no. or description or in the question of the ownership on the below mentioned schedule land, this deed will not be rejected. Rather I “deed donor” and my any of replaced successor will be liable to rectify the mistaking from the deed. If it is necessary to register a new deed, I “deed donor” and any of my replaced successors will be liable to register a new deed.

It is being mentioned that, the conditions which were applicable on me, would be vested on you “deed receiver”. You “deed receiver” will be liable to follow the all kinds of rules and conditions of the lease deed.

Its 0084.066 (eighty four point zero six six) ajutangsha of undivided and unmarked land as well as  flat no.-B-3 (size: 1666 square feet in the 2nd floor) including the common gas, water, electricity facility, water tank, safety tank, garage, roof, entering way, stair, lift, common space, corridor, vacate land etc have been sold through this absolute sale deed which khatian no.-330 (in Dhaka City Survey) and Plot no.-689 and jot no.-187/15.
